Moving Up: How to Buy and Sell a Home at the Same Time in Maryland

The Strategic Move-Up

Most people think buying and selling at the same time is a matter of luck. It is actually a matter of sequence.

When you outgrow your current home, the logistics can feel overwhelming. You need the equity from your current house to fund the next one. You also want to avoid moving twice or being homeless. We remove that pressure by replacing it with a clear strategy.

In the Baltimore Metro and Central Maryland markets, we use three primary paths to handle this transition.

1. The Strategic Rent-Back

This is often the cleanest path. We list your current home first. When we find a buyer, we negotiate a "post-settlement occupancy" agreement. This allows you to settle on your sale and get your cash. You then stay in the home for 30 to 60 days while you close on your next property. It gives you the cash you need to be a stronger buyer.

2. The Contingent Offer

A contingent offer means you only buy the new home if your current home sells. This protects you, but it is difficult in competitive areas like Howard or Anne Arundel County. To make this work, we prepare your home for the market before we look at new ones. Sellers are more likely to accept your offer if your current home is already under contract.

3. Recasting or Bridge Financing

If your finances allow it, you can buy the new home before selling the old one. Some lenders allow you to "recast" your new mortgage after your old home sells. You pay down the principal and they lower your monthly payments. This path gives you the most control over your timeline.

Making the Decision

Every move-up buyer faces the same core question: What problem are you trying to solve?

If you need more space for a growing family or a home office, the "how" of the move should not stop the "why." We look at the data in your specific Maryland zip code to see which path has the highest probability of success.

How will you know this was the right decision for your family?

Your Next Steps

To keep your move on track, we focus on your specific numbers. Here is how we start:

  • Equity & Transition Analysis: We provide a clear breakdown of your current home’s value and a realistic net sheet. This shows exactly what you have to work with.

  • Strategy Session: We map out a "Problem → Priority → Decision" framework for your situation.

  • Market Interpretation: Get access to localized data for the Baltimore Metro area so you can see what is happening with inventory before you list.

What matters most to you in this move? Let’s start the conversation.
